The next one is October 19th. It will always be the third Thursday. I drug my feet getting it posted this time, but it is up now. 

This is a casual opportunity to meet and have a conversation with like-minded individuals. All levels are welcome. If you've never done a deal or if you've done a thousand, come meet other people interested in real estate investing! We discuss all sorts of topics including investing strategies, lending/finance, business, health, wealth, happiness, retirement, etc. It's a great time and an excellent way to expand your network.

It sure is! We meet the third Thursday of every month. Same time, same place. 

The best time to buy real estate is now and the best time to sell is never. I would hold on to it. If you don't need the cash flow, just hire a property manager to simplify and let the house build equity. That is a beautiful house in a great location. I think you will regret selling it. You can always refinance at some point.

Lowe's has this Wi-Fi water meter that has an app and an automatic shut-off valve. I know they are expensive, but you could install 2 of them so you could monitor where the water is going and then use Ratio Utility Billing System (RUBS) -a method of calculating a resident's utility bill based on occupancy, apartment square footage, number of beds, or some combination of factors, to bill them back for the water.
