I agree with everyone here. There is so much free information available, and you can always ask questions here on the forums and get answers from experienced investors. It sounds like you don't need a mentor so much as you need an investor-friendly realtor. I personally know @Lauren Cutchen and would recommend you give her a call. She is a great resource in the area. 

Also, what @Eliott Elias said is very important. If you do rent to family, you must treat them like any other tenant. If you don't charge them "market rent" you could get into a situation where the IRS would not consider that a rental property. Renting below market to a relative, in the IRS' view, becomes a personal use. A personal use cannot qualify for a rental loss deduction or even depreciation. I am not a tax professional, but my CPA told me that once. You may just want to verify.

At the top of the page on this website, hover over "NETWORK" and click on meetups. There are meetups in Houston/Katy. But if you can't find one near you, start one! You can easily post a meetup there. It's a better way to organize one than just on a thread like this.

You have to invest in marketing. Successful investors that are getting off-market properties are sending thousands of mailers every month to lists that they purchase. You really have to commit to that if you want off-market deals. Or you need to find someone who is doing that and get on their investor list so you get sent the wholesale deals.

Another option is Quest Trust Company's meetup. They are as self-directed IRA company and they do a meetup every month. A lot of the people there have SDIRA's and they don't know what to do with their money. You can go up on stage at the end and present your opportunities. I have some friends that flip houses in Houston and I know they have been very successful there finding money. I am not affiliated with them, I just know about it from friends.
