This is exactly why I won’t show a property while it’s occupied and rely on people moving out when they say they will. And for sure I won’t have a lease signed for new people before old people are out. You never know what the condition will be after they move out.

If they are month to month, I’d be giving them notice. Likely they are well below market rent, if they’ve been there for 10 years, it likely needs some rehab. I’d get rid of them, fix it up, re rent at market value to a new tenant that you have screened and won’t be wanting to play by the old owner.

The problem with these types of websites for me is the “pay per lead”. 99.9% of time these jobs leads are gone before you even get to contact the homeowner, or the homeowner isn’t interested in showing the job after a bunch of other contractors have already bid.
And.. they are expensive to be on the sites. And.. if you are any good, you don’t need to pay for super expensive leads. 95% of my jobs are word of mouth and return clients. I pay $60/month for my website, and ended all other ads years ago.

I have a window in my shower. It was an aluminum single pane piece of crap that did open at one time. I replaced it with a vinyl “picture window” that doesn’t open, with frosted glass for privacy. Make sure you get tempered glass to avoid any code issues down the road when you go to sell. Most areas want tempered glass in a shower.
Also for code, you’ll need either an exhaust fan or operating window.

And then other tenants will be asking for dog..
you have to keep rules rules. No exceptions.
