Yes - all Kitchen appliances I include. Stove, Fridge, MW, DW, Range Hood (If any), etc.

@Mostafa Alawi You should add all the appliances for the kitchen
Washer and Dryer, I never do. I only provide the hook up for people because that alone is typically enough to ask for more rent.

@Ryan Stark Biggerpockets is definitely the place to be. There are plenty of people of all levels of expertise on here, just ask the right questions and I am sure people will be glad to help. Like myself, if it comes to development or construction of bigger scale (700-1M+) properties, you let me know. I am quite good at what I do. Not the best, but not the worst. I have lots of things going on currently, I can show you a thing or 2.

Not a fan of JC, there are plenty of other areas in train station towns that I am buying for development (new con. or Additons or full gut renos) or rentals that are way less saturated. Right now, MOST of JC is like Hoboken couple years ago, for the big fish. Don't be a little fish trying to swim with the big fish. I have heard good things about JC though, for me that just isn't my market. There are plenty of properties out there, the main thing is just knowing where to find them. All the ones I have are easily 50 cents on the dollar all in, but they aren't easy to find. Just gotta look

Being relatively new to the business and not having capital to start and "put your money where your mouth is," starting in Bergen county is not a good idea. Age is just a number at that as well, my story is proof of that. Most of the deals now have so much competition so anything that is on the market is either not a good deal (if it is not picked up within the first 2 days) or someone already picked it up and has insiders with the agent listing it.

Hey guys, I am here in LA area for a couple days and was wondering if anyone would like to meet up and show me around some flips they are doing. I want to compare the architecture/quality/style of renovations and builds here in CA vs NJ. If you have like 3-5 deals going that would be ideal I would be able to see couple different areas and learn about this market a little bit. Back home, I build and renovate, even when in Cali, I am still working, when you have 5 houses, it's hard to get away.
