I am from NJ here in LA for like 4-5 days. I am interested in potentially switching gears a little bit and maybe doing a flip here if the margins meet my liking like in NJ. Does anyone want to meet up and show me around this market that has like 3-5 deals going. I am interested in seeing the difference in quality and building design here vs in NJ. Thanks

Hey guys, I am in the LA Region for 4 days looking to see what is on this side of the USA. I build in NJ and I see that the architecture here as well as the amount of building here is very different than in NJ.

@Sabrina Nelson Well first thing is what kind of financing? Deals are hard to come by nowadays but they are still out there no question about. Just have to go out and do some door knocking and like David said, lots of networking and talking.

Unless you are knocking the house down and making a new construction, don't touch the asbestos, there is no reason to, unless you want to lose money.. If there are pieces that are already falling apart, then your best choice is to put vinyl on top. If the siding is whole, then just paint it and call it a day. 

When you put the vinyl on top, make sure to get the siding guy to give you an estimate with 1/2" R1 WHITE insulation, that will level out the siding and not make it look like waves. This is usually an extra $10/sq that's speaking from NJ. I good price in NJ is $65/sq for installation only. If you can get that price, you are looking good.

@Alex V. I am buying 3 properties right now, all 3 have oil tanks in the ground, just make sure that you put in the contract that you will 100% pull the tank before closing and that is there is contamination, we are going back to the drawing board and getting another price for the property. There are a couple games you can play as well but that is another story.

You'll be fine, the second you tell a seller that she has to deal with it, IMO, it kills the deal. Chances are they don't have money, they probably will put it back on the market in today's market and get someone that will deal with for a slightly lower price. Take it, deal with it, if **** happens and there is contamination, then go from there because now you have leverage.

You know you can trust me.

@Maybelle Francisco Welcome, glad to see that you are doing well in FairLawn. I have not found anything in that area, but if you have something that you are trying to wholesale or partner on, please let me know. I am mainly a builder so I focus on additions or new constructions more than rehabs, but with that being said, I don't disregard rehabs. 

What kind of deals and discounts are you finding there? Give me a scenario on some numbers that you have done or are doing right now. 

If you ever need any advice or opinion, please don't be afraid to reach out.

@GC Vaghasia Welcome, great to see that you are finally taking the step. It is a little late, but better late than never. Where are you looking to purchase? What kind of scale of rehab are you looking for? I have anything from simple rehab to new constructions. Sometimes I don't pick something up that I don't have enough time to manage so I wholesale it.

Additionally, if you are looking for any advice/ partnering / managing, please let me know, I haven't been in the game long but I have an abundance of knowledge that I feel can be of value to most people.
