Very good point. I forgot to mention that this would be a short sale as well. What are your thoughts on that portion of it?

I looked at a house months ago has just gone into pre-foreclosure. The house has serious foundation damage (back of the house is falling off basically), but is in a great location. Looking to see what the BP community thinks about properties with this kind of damage? Has anyone dealt with a property with serious foundation damage?

That's is a good idea. The same idea would probably work for any of the roofing, concrete, etc. mailers that people get at their house.

I appreciate the numbers and the offer of help. I am kind of a numbers guy and I like to see and run the numbers myself. The more I do it, the closer I can dial it in, the better deal(s) I can make for everyone involved.

I am going to walk through a property on Wednesday and it got me to thinking. How is everyone out there getting a good estimate of repair costs? Does anyone have a spreadsheet, document or formula that they use?
