Hey Matthew -

Seek out Aaron Norris here. I believe he is the son of Bruce Norris, and part of The Norris Group

The Norris Group does in fact sell REI products and services. But in this case, Bruce is a also a well known, well respected, active California investor and resident.

Through attending his last talk, and reading his newsletter, I believe he is flipping in the current market. Perhaps with both conventional sales and lease options to the end buyer. I don't know if he's holding any. Probably. He has the credibility and means to close fast, buy very low, and fix up very well. I think I also read that his next move once the market comes down more is to buy residential lots.

The general consensus I've been hearing is to buy and hold. That can actually be done with cash flow in some California areas.

I enjoyed your comment about no advice from a investors who only flipped from 2004-2005. I actually have the similar - yet wider parameters. I appreciate any advice. But there are plenty of California real estate 'gurus' who started armchair investing in 2002, bought until 2007 (until they saw prices dropping), and now they are selling products teaching the 'secrets' of investing.

It's funny for a while, except for when it is not any more. Now it's just old.

Separation of church and state suggests that the gays should receive all the same rights as married people through the STATE. Perhaps via a civil union.

Therefore, members subscribing to any religion; whether based in Christianity, Catholicism, or a strong believe in Santa Clause, can determine whether or not same sex marriage fits into their belief systems and religious practices, without touching state given rights.

Unfortunately separation of church and state has become a convergence of church and state, and as a result we have people who believe in Santa Clause, based on books that were not even written by Santa Clause, but by men, as a means to control the populace, starting wars and controlling rights that are independent of religion.

Until we can get back to separation of church and state, I suggest banning religion, keeping spirituality, and letting the gays have all the same rights as heteros.

The 50% rule is different in California. Instead of NOI being 50%. The 50% rule here states that every 18 months your property value will either appreciate or drop by 50% :)

Ditto on that. I want a base portfolio of free and clear properties- 10 to 15 in the next 5 to 10 years owned free and clear. I can see using leverage to get there, in fact I can only see getting there with leverage in my markets. My plan is to cash out and pay off the loans on my best performing long term keepers sooner rather than later.

Normally my place is a dooddad, even when it doubled in price in three years (that's gone now)

But for now it's acting a little bit as an asset as well - my girlfriend pays rent. That and I have a heloc still open during these crazy times, one that would allow me to go upside down, but do an all cash deal. Perhaps that just means my credit union is an asset.

Overall, I like the - your primary is a doodad - concept
