@Johnny Mack I agree it was when the term became a marketing gimmick that it needed to be put out to pasture.  In relation to real estate investing I believe it not only gives a false belief that no work is involved but also degraded the efforts of those who do put in that had work to make the investing profitable.

I will put in my two cents here on Real Estate programs.

I am currently doing the Charles Dobbens Multifamily investment academy and have been very pleased.  the information is concise, accurate and actionable. the main thing I like about the training is that the Charles himself is very approachable and available for questions or concerns.

I am a huge fan of Charles Dobens "Multi Family Investment academy"  Have been a member for a few months now and found the information to be relevant, workable and accurate.

On top of that Charles and his staff are extremely approachable and reachable by text or phone.

I believe I have gotten more than my money's worth in just consultation time much less the videos, audio and software offered.

@Adam Shindler I have to say I never consider Real Estate truly passive income because there is always maintenance, tenants or property management companies that you have to take some action with whether it be forty hours a week or a year.

As oppose to true Passive income like placing money in a interest bearing account and receiving income off of that.   I chimed in on this because so many investors I know get into Real estate thinking they will have to do nothing and get a rude awakening.

The (5/3, Anderson, 131K) reports that, according to JLL Managing Director John Manning, "CMBS has come back substantially and all CMBS lenders are quoting and actively chasing deals." The report says "borrowers can now get a typical CMBS loan that covers 70 percent of the value of an apartment property, with an interest-only period of three years or less at an interest rate of 275 to 300 basis points over swap rates." The National Real Estate Investor points out "that's slightly higher than the rates offered by lenders like Fannie Mae and Freddie Mac. Tougher underwriting for CMBS." However, "CMBS investors have not completely recovered their appetite for risk," and "buyers of B-piece CMBS notes prefer loans that cover a relatively small amount of the value of a property."

Hello,

New member that is interested in Multi unit rental properties in Maryland, DC  or NYC areas.

My family has done a few Brownstone converted to SRO buildings in Brooklyn that have worked out well. Looking for similar in other  areas because Brooklyn prices has skyrocketed.
