Patience...Another middle aged female investor here with over 16 years of investing experience who has some good ideas for you. There are companies out there offering low interest rates for 30 year fixed mortgages so you would not need to deploy all of your capital into one rental property and then play the waiting game for when interest rates drop. There are opportunities today where you can lock in a low rate with no points. Leveraging your $300K into multiple rental properties where you earn in 5 ways on each property is going to help you get to your 7-10 property goal faster vs waiting for rates to organically drop. Hi Robert! Welcome to BP and congratulations on looking to invest in real estate. It is truly the tried and true wealth building vehicle.
There are many Cleveland OH guys here who can help you identify the right area to invest. I am not familiar with the Cleveland, OH market, however, if you do not find what you are looking for and want to look at other excellent investment markets in the South East, then you need to take a look at Birmingham, AL, Huntsville, AL and Tuscaloosa, AL. Your investment dollar will go far and the ROR and cash flow in AL is quite good, especially when you consider the low interest rate of 5.5% for a 30 year fixed mortgage.
