Hey Tyler...I agree with what Josh and Jeremy have said in regards to there not being a ton of 4 units around the Pittsburgh area. A client of mine just closed on a fourplex about a month ago that has fantastic numbers, but its a bit far away so if you are looking to live in a property like this as well, the low inventory may make it hard to find something  in a desirable area.

That being said, if your goal is to live for free (or very cheap), a duplex/triplex is a great option. Tons of options in neighborhoods all over the city depending on your budget. Should be able to find a pretty good duplex for under 160 and a Tri for under 200.

Hi Jennifer!

I tend to agree with Jaysen...nice looking property but the numbers are not there. I agree with your estimates for the most part (I would also bump up maintenance and Cap Ex), but this property will not be a money maker for you.

If you are interested in duplexes, I would reconsider the price range/area you are focusing on. Because of market rents around Pittsburgh, the most attractive duplexes are in the 130-170 range and generally in neighborhoods surrounding the city. South Side is obviously a strong rental market, but the prices are a bit too high to excite me.
