I think the drumming analogy is interesting, and probably a decent way to look at it. 

I'm sure there are a lot of local meetups in LA and there are likely very experienced investors that go that you could introduce yourself to and strike up a conversation. 

After talking with MANY different types of investors, you're likely going to hear a lot of different things and pieces of advice.  

This is because ultimately there are a ridiculous amount of ways to do RE successfully. There are also a lot of ways to get beat down. 

Hearing different peoples perspective and tailoring that advice to what YOU understand, what YOU gravitate towards, and what fits YOUR lifestyle is best IMO.

Local reia events and find the people who are actually doing what you want to do. Most gurus only teach and do some real estate on the side.

Make sure to ask yourself what you bring to the table - how can you help them? If you can add value to someone then they will be more inclined to work with you.

Think of it as a job, where you should get paid / worst case you are a free intern

Yes paying for mentoring/coaching is worth it.  The question to answer is how to get the right one to help you achieve your goals.  Like anything else, pay for the right one and the rewards come but if you pay for the wrong one, you will be disappointed to some degree.

Wondering if there’s a way to get a mentor without having to buy a course. 

Has anyone had success with the “buy my $5,000 course for only $2,000” people? Is this the way to go?


I’d like to get my first deal done with an experienced investor that I can ask questions to. 

Also, make a first deal with the intention of scaling. 

I’m a drummer by profession so maybe this is like asking me for free drum lessons? 

Maybe it would be worth it to someone to trade?


I feel like I’m soo close to my first deal. I analyze properties everyday. I have a pre-approval letter, I’ve already bought two primary residences, so I’ve been through the process. 

I just want to do this right and continue and grow.
