@Pratik P. One issue that you will run into in So Cal is the competition with the other investors. You should consider mailing to people who aren’t in every other investor’s sites. Absentee Owners have been popular for a long time, and are apparently still somewhat effective (people are still mailing to them) but they are getting multiple offers to buy their homes.

There are some owner-occupied segments with people who share motivating factors for selling their home.

Seniors with Long-time Ownership: often ready to downsize or transition to assistance.

Homeowners with Low Financial Stability Scores (FSS): Struggling financially and likely ready to cash in on their asset.

Both these categories have additional advantages in that they probably don’t haven’t been updated and may have deferred maintenance. They won’t be expecting the same money as their neighbors with the shiny new kitchen and fresh paint. You can also include absentee owners in case you don't want to put all your eggs in one basket.

@Junard Lane The city simply doesn't report multi-family. The best way to get around that is to consider the number of bedrooms. They aren't very good reporting that either, but at least better... Things won't be 100% multi-family but it will give you a list.

Eliminate known low equity, Home value up to $400,000, eliminate trust  and company owned

3+ Bedrooms = 1764

4+ Bedrooms = 809

Start a conversation - Say that you are an investor then ask some questions to learn more about them. Some of the questions will be different based on the list you are using. 

Have you thought about selling? Why not? This will tell you if you can overcome objections or not.

Has it been tough to keep up on maintenance?

Do you have another place in mind to move to?

Have you had problems with your tenants?

Have a list of questions and possible follow up that you can follow so you don't get stuck. Once you know something about the person, you can talk to them about how you can help them specifically. If they are thinking of moving in with their kids in the next year, don't talk about how fast you can close. Talk about how they don't have to paint the house or fix things up.

@Mike G. The reason most reputable list companies don't have phone numbers is that they strictly adhere to the Federal Do-Not-Call regulations. You can work with companies that will append the numbers, based on matching the owner name and address to a large database of numbers.

Judging from the number of telemarketing calls I get, it is obvious that the feds aren't doing much in the way of enforcement, but it would be a good idea to just be aware of the regs. https://telemarketing.donotcall.gov/
