I only have multi-family in Quebec but I can't seem to find any attractive MF deals lately. I'm curious if there are multi family investors here who have assets in ON, maybe Ottawa or other places to shed some light on the market conditions? Would love to connect and hear about your recent experience. I'm basically trying to find some inspiration if i need to look outside of quebec.

Fellow Canadian here from Montreal. Are there any Multi-family investors here? Would love to connect and hear about the types of deals you're finding these days. I haven't been lucky in Quebec recently with finding good deals. Curious if others have the same experience, whether in Ottawa or elsewhere?

Hi,
If you were to build up a portfolio of investments in Florida (A mix of multifamily and SFR). Where would you suggest to start buying? I'm starting to look seriously at Florida and i would appreciate your input on the best areas. The place i've been looking at so far is Naples and seems like condos and SFR are the most popular products in the area.

It's been a while since i've posted here. I thought i would post an update on a refi we just completed after 2 years on a 4plex in Longueuil. I'm hoping this would motivate someone who needs a little kick to get off the couch on Sunday morning and do something.
Purchase date: Mar 2019
Purchase Price: 565k
DP: 113k
Rehab 25k
Revenue at purchase $42,240
Revenue at Refi $54,780 (29% increase by putting new tenants)
Refi in Feb 2021 at FMV of 791k
Cash out ~150k (New loan of 600k 30 yr AM)
Equity remaining in the property - 191k

Hello BP,
I have a friend of mine who's enjoying his condo investment in Puerto Vallarta, beach front condo for ~100k USD. With short term rentals, he's making healthy returns. I have some cash set aside and was wondering if anyone had any experience in Puerto Vallarta or Playa Del Carmen since i hear those are the hottest 2 spots to consider as an investment. I don't have much experience in the Mexican market. Would love to get your input

Thanks @Taylor L. Good to know about the market conditions. I'm posting here so i can meet reliable contractors who can give me an estimate of the work. We'll see what the numbers look like. I got this property from a foreclosure since i owned the 1st position loan on it.

Hi,
I was thinking of just selling this property As-Is since i'm an out of state investor but i'm starting to think that it would make more for me to just fix it up and flip it or BRRRR it.
Do you know any general contractors that you would recommend in the area? I need someone you trust and i can build a relationship with in the area.
