Hi,
I'm about to place an offer on a 4plex in Longueuil (off the island of Montreal). Being my first plex, is a NIM of 15 considered a good deal in your opinion?
Appreciate your help on this. I only invest in Mortgage notes but i'm starting to diversify my strategy more.

Not sure you can avoid the "foreclosure" part because it's usually your security. The other thing you can do, is contact note holder and buy a partial of a performing note.

I'm not a landlord for the same reasons everyone mentioned in this thread :), i know there are alot of people that enjoy it but i'm really enjoying the notes business as i don't have to worry about the calls at night and repairs needed. Buy at the right price, collect monthly mortgage payments and be the bank.
