My best guess seeing as we have a presidential election coming up is that there will be no significant change in one way or the other unless the bottom falls out of the DOW.  I say this with full disclosure that I am no expert on the subject.

I haven't read all these posts so sorry if this has been said.  I let the numbers convince her.

This is how much we will invest this is our return, this is where I want to be in 10 years if we do XYZ.  

Wasn't that hard to convince her and my wife is EXTREMELY conservative.

At $200/door, I would need two more duplexes similar to the one I recently purchased to put me above $1000 at the $1200/month mark.

Look at the "Resource" tab and then "File Place" I have gotten several really good calculators from there.

Also under "analyze" tab you have several free uses of the property analyzers as a free member here.

I may be a catholic but this is new territory for me. I think a cleansing of a house and exorcism is different.  Not sure thought.

When I was buying my first property the first thing I did is I got the property early and talked to the tenants about the property, previous owner and any issues the property had in the past or that are on going.  You will find out more about a property doing this then any inspector could ever find. Inspections are important but getting the inside info from the tenants is priceless!
