Post: Replacing a Basement Wall??

Anyone ever replace a basement wall and can comment on est cost.

I looked at a foreclosure yesterday that has a lot of potential.  Needs new roof and siding and then some minor cosmetic items inside.

The 4000 lb gorilla in the room was the room was the EXTREMELY bowed wall in the basement.  The wall is directly up against the neighbors drive way.  The drive way is brand new so I am sure the old one was pitched directly at the basement wall causing the issue.

The wall will need to be replaced from the inside seeing as there is no room to excavate from the outside.

I have a call into a specialist in this area but wanted to reach out to BP for anyone with experience in this.

The bank just dropped the price on this house to 15K (I wouldn't pay that much for it) tax assessment is 45K.

It simply wont make money at that price.

My water is tenant paid and its not split.  I take the water bill and divide it up by unit based on how many people live in the unit.  If 3 people live in one unit and 1 person in the other unit.  Single person gets 1/4 of bill other unit gets 3/4 of bill.  No one has raised an issue with this to date.

A deal that costs money every month out of my pocket is not a deal at all.  in my opinion.

My late fee policy reads as follos:

RENT OR ANY PART THEREOF NOT RECEIVED AT THE OFFICES OF SBG PROPERTIES LLC BY THE DUE DATE AS REQUIRED IN PARAGRAPH 5(b) SHALL BE SUBJECT TO THE FOLLOWING LATE CHARGES: $25.00 PLUS AN ADDITIONAL LATE FEE OF $ 16.43 PER DAY INCLUSIVE OF THE DAY OF RECEIPT.LATE FEES ARE RETROACTIVE TO THE FIRST OF THE MONTH AND SHALL ACCRUE FOR EACH MONTH UNTIL THE RENTS FOR THAT MONTH ARE PAID IN FULL OR A JUDGEMENT FOR SAID LATE FEES IS RENDERED BY A COURT OF COMPETENT JURISDICTION FOR ALL AMOUNTS THEN DUE AT THE TIME OF THE ENTRY OF JUDGEMENT.LESSOR ACKNOWLEDGES, UNDERSTANDS AND AGREES THAT PURSUANT TO ATCP §134.09(8) ALL FUNDS RECEIVED FROM LESSEE WHEN RENTS ARE DELINQUENT SHALL BE FIRST APPLIED TO DELINQUENT RENTS AND THEREAFTER TO ACCRUED LATE CHARGES.

I bought a house with tenants. You by law must honor the leases and the security deposits must be transferred to you. The seller just wrote me a personal check for the deposits at closing.
All you need is a note and a mortgage drafted. Any real estate attorney can do this for a small fee which will be much less than a traditional loans closing fees.
