@Sharon Vornholt Hello, so I want to my court house for the probate files, I actually pulled a couple flies, However I didn't have a specific search method. All the files where organized by years. Any strategy on searching? For example, a specific year that might be best?

I'm about to start my Direct Mailing Campaign as well. After talking with other investors, most would say to just be consist in your campaign. Mail out other little pieces of mail as well like post cards just to show your still interested.
I wouldn't mention "I'm a nice guy" in my letter. It's kind of give of a negative approach

I recently came across a forum that mention Feasibility Study. I wasn't sure of the study, so I did my own research and learned a little. However, I was interested in others perspective and experience with feasibility study. In addition, is it necessary when wholesaling?

I have not closed on a Wholesale deal yet, as i'm just getting into the wholesale business. However, being around investors and others who are in Real Estate I know buyers typically aren't worried about what the wholesaler makes. As long as the numbers work well for them. It's usually the seller that has a issues which causes a wholesaler to double close. To a seller it may look as though a wholesaler is making money for doing "Nothing" as they would say.
