Thank you everyone...

The whole house DID have issues...Several plumbers  had to be called several times to fix the kitchen, but it kept get clogged not long after each service...Then a toilet got clogged, I had to bring in the current plumber who built a clean-out and showed me the weeds that grew in the pipe,.... That was 2 months ago...

Now the kitchen got clogged once again, and I brought in the same plumber who fixed the toilet..My understand about the 50 feet is that it is 50 feet into the pipes underneath the house... 

Is this a common situation, or rare?

If I go with the out-of-wall option, which I was told would be $4000 ish, would this be a problem when I want to sell the house later on?

So I have a SFH that has been having frequent plugs in the kitchen in the last 1-2 years.. Finally, one plumber told me pipes might have cracked/broken under the ground, as his camera got stopped 50 feet in and came back with mud.....

He suggested to either open the floor and fix it thoroughly , or build a pipe on the outside wall and re-route kitchen to the main pipe directly...Both options sounds horrible to me....

Any advice please? Thank you.....

I won’t buy ANYTHING when unemployment is 3% and interest rate is 3%..... period....

I would buy when unemployment is 5%+....

Take this from someone who has done it several times - buying from a owner for half of that owner paid for 5-7 years ago, and who is sitting on $4.5M today from buying low....

I have  fellow Californian investor telling me , who bought 77 units  of C/D MFH in phoenix back in 2017, that he is NOT make money....

Not sure if that is representative, or just him.....

I am hugely interested in hearing other's responses... Personally, I would LOVE to buy Phoenix during a downturn when CA investors got burned and busted....

Have 3 condo in A locations in San Francisco w A tenants for 10 years without a single repair that is over $1000....

Then City hit w a mandatory retrofit requirement.... 1 condo turned out to be $62K, another $35K, and another $27K.... that is $124K

Later that same year, did a tenant buyout for $62K.... there you go, $186K all in one year ....

Luckily I was laid off from my job that year and severance covered all that expences....I would otherwise not be able to afford all those expenses

In addition to still being under water today, rent went up 30% in those 15 years....I have 2, one in Gilbert by the lakes, one in Tempe

For the same time frame, my SF properties went up 150% and rent also close to doubled....

So go figure

I bought in Phoenix 15 years ago and those properties are STILL under water today....
