SFH is NOT exempt unless you are living in it and are renting out rooms, from what I read.....

I think this new law will definitely PUSH UP market rent, because landlord will rush to go to market rent....
I personally have a SFH that I have been renting to 3 college students... Great tenants... Market rent is likely $3800 and I am at $3150, and never raised rent in the 2 years they are there...
Now I am going to raise 5% every year to get caught up with the market, so that they don't have incentive to stay there forever, since I can no longer ask them to leave....
I actually feel sorry for them....

There could be 2nd loan and 3rd loan on the property... do a title search and those would all show up...
Good luck

This is an interesting, yet meaningless, discussion...
A more meaningful question would be - are you prepared for the next recession?

But the buildings that have 15, 25 vacant units are NOT brand new buildings...They are 5-10 years old, and they used to have a waiting list... But today, tons of vacancy...
That is the point I was trying to make

Well I have been right all along.... when I first said marker is going down, every one disagreed, including yourself....

In case you need more convincing that we are heading down hill, take a look at the rent map in SOMA in San Francisco.... Note some of the pupple dots represent multipe vacant unit (37 at Tehama, 25 at Rincon, 27 at Solaire.....)
This is starting to look like 2007 again...
