I noticed that Zillow now posts these "pre-foreclosures" and color them Red as if these were active listings on the market, when they are not...

Anyone figure out what is the purpose of these, and how to use this information?

After many years of barely having any properties listed in San Jose area, when I checked Auction tonight, there are 57 properties listed...

I can't believe there are so many foreclosures listed now...

What you said does not make sense to me... Do you mean to say you have HIGH debt ratio?

I have a close friend/c-worker who works remote in Idaho, and she came to the San Jose office today... And she told me how hot the local RE market is in Boise, with everything going up every day...

Well, for those of us in the Bay Area, RE price peaked in 2018, and has been dropping 10% ish since.... Is Bay Area diff from the rest of the country now?

$350K for a SFH, foreclosure from BofA....

Precious owner bought at $550K about 7 years earlier only to lose it to the bank...

Put $40K down, renting $3250 a month since 2012...

Market value of $850K today....

But gone are those sweet times

So I went out with friends to University Ave in Palo Alto last night, and looked the area up in Zillow this morning.... 1 link for Sales and 1 link for Rentals.... Rentals out-numbered Sales by 30X, maybe?

My take - years of QE pushed so much money into RE, but RE is now so saturated that a lot of investors are NOT making money...

I live in Silicon Valley and have 4 properties in SF...

While I am of the view that RE has peaked in 2018 and has been and will be on a down slope for the next 2-4 years, I also believe opportunities exist in every marker if you understand the market and look hard enough ....

I bought a small condo in prime SF location in 2019... with 10% down I am cash neutral.... tenant is a google employee making $200K annual....

I got lucky because sellers was OOS....

So if you look hard, “once in a lifetime” deal will show up every 6 months....Lol
