Are you sure you are not my tenenat lawyer David Crow? Because for cap rate calculation is exactly what Crow used to come up with what my tenenat “is entitled to”....
I bought this TIC unit like 10 years ago without knowing what TIC means....
Yes tenant is moving to this lux building 1/1 paying $3800... I asked him the other day how long is that $61K going to last at this lux building, and got a “LOL” back.... LOL

But $61K is a lot of money, you know??
The car I have been driving since 2010 was only $30K...
With $61K, I could buy myself either model 3, or a big diamond something....

My view has not changed.... still bearish on the market, and seeing more and more signs that I was correct to be bearish...
My new purchase was from OOS off MLS listing, for what I believe to be 20% below marker price, which after 20% down allow a break even....I am losing like $200/month including PITI and HOA.....and this is 4.625% 30 yr fixed rate ...
Otherwise I would not be a buyer in this market

I don’t know Boston but I have 4 rental properties in San Francisco...
These days, I stick with my own rule, which is after a 20% down, the property needs to be break even...
And apparently I have not been finding anything that fits that rule...
But I would rather wait until something that fits my criteria, than jump in now and buy something just because everyone else is buying
