I am looking at MFH too at the moment, even thought I am looking at a diff area than yours.... I am very mindful of the next recession, and I feel like there will be many "fire sale" opportunities in the next 2 years....

I was looking recently at MFH in SF, most listings that are currently contingent or pending have a CAP rate of around 4.5%.....That is where one can break even after 20% down...

I remember just a year ago, CAP was 1.5% and you need 40% down to break even...

Love to hear your thoughts over this..

I am currently in contract on a small condo, trying to close escrow by July 1..... But for MFH purchase, I am waiting for 6% CAP...Dont call me greedy...

Hey - does anyone know of any lenders that do Heloc on investment properties? thank you

@Account Closed - does the owner want to keep the building as rentals, or is he/she ready to get rid of the property?  the answer to that will drive very diff stragegy...

@Scott Cattaneo - what are you trying to buy the tenant out for?  I bought him out so that the building can condo convert....

@Scott Cattaneo  - is it worth it? depends on how you look at it...

Do I gain more than $61K once the tenant moves out? yes!! Did he do anything to earn that money? No, I dont think so..

Anyway, back to your question, I have always had very good relationship with this tenant to the point that we hang out a few times when I go to SF ....Still, the buyout negotiation completely drained the friendship...

If you dont consider you guys friends, I wont try this negotiaton myself... You will be better off getting a lawyer for that...

@Theresa Harris - I beg to disagree...

It is a problem everyday when they see a house 50% bigger than theirs and on a better street (in the same hood) asking for $2.3M and sit on the market for months....

My neighbor bought in Feb 2018.... 4/2 with 1700 sq ft... $2.5m at the time.... This is 94087 area of Sunnyvale 

House now worth $1.8m, and they still have $2m mortgage...

First time for me seeing someone I know going “under water”
