@Lawrence Leung - all you said above is true, except that is EXACTLY why OP should seek professional legal help now, as opposed to try to nevigate on her own....

In OP case, the tenant is late and stopped communciating with OP... I am willing to bet the tenant is already in contact with Rent Board etc, and anything OP does and says will be used against her in the court later on.....

interesting... I did not know that you can own the entire building and condo convert... I thought each unit needs to be owned by diff owner.....

San Jose is world different from San Francisco... i did not suggest lawyer out of fear of being sued... I suggested lawyer because if you did not follow the Rent Board rule to the T, the eviction will fail, and you will end up keeping the tenant....

I know a eviction count judge in SF, and he once told me Bernstein really knows what he is doing...

So try Daniel Bernstein...I used him last year for a tenant buyout... His charge is pretty reasonable.... You should get a lawyer to make sure you are doing the eviction correctly... Very dangerous to try to handle it yourself... A big no no in SF....

But, yes, I am consistently thinking about the diff to find commercial tenant, in and out of SF, with and without corona....But thanks for reminding those aspects again.....

I also came across an article talking about buying small MFH, convert to TIC, and sell each unit off as TIC as each unit nautrally becomes vacant (ie, tenant leave himself)... what is your thoughts on that strategy?

I happen to have a unit becoming vacant on the eve of shelter in place order... Lol... Listed at $3000, had one person offer me $2800, one person offer me $2600.... Lol...

on your 2015 condo convert, how many units in the building???

even though the lawsuit (by the Ohio couple) ended in 9/2019, DPW still has NOT open up applications from buildings with tenants...I thought that was surprising...
