My guess is SF price will be down 10%-15% by 2022, so I am on the sideline..

That said, my observation from 2009-2011 is that by the time the market hits the bottom, the listings are all bad - bad locations, bad floor plan, bad whatever....

So if you want a quality property (like me), you might have to get in sometime in 2021 before the market hits the bottom, and be willing to pay a bit more, knowing the price will drop more...

I have a situation that i would love some inputs for....

I have a 2/1 in SF and I have an application from 3 youngish late 20 professionals...I dont really want to rent to them because I prefer 2 occupants... But my PM told me if I reject them, it is going to be a discrimination...

Is it?

I am at my wits end... Please help if you know the answer....

So I have a mylar that was notarized in Michigan a couple of months ago...Come to find out that in the space that reads "appearing in front of me", instead of the signer's name, the notary guy wrote the signer's address....

And the signer is now out of the country with no immediate return date....

So this is NOT a signer mistake....this is a notary mistake... How can this be corrected in Michigan?

Tom - thank you for your response.. Did I read it correctly that your 50% split with your GC is assuming:

1. He does not contribute money out of pocket on the purchase

2. he does not make a profit on the remodel itself

3. he does pretty much all the work, and got 50% in the end...

I have seen many related topics on this subject, but can't seem to find one that fits exactly my current situtation.. hence asking again...

I have a GC that I worked with for a while, and we get along well... He is honest and trust worthy...

He now asks to team up with me to flip... So here is my question - if I am providing all the downpayment, and he does all the remodel work, how should the profit be split among the two of us in the end...

Wonder if non-GFCI outlets are still legal in kitchen/bathroom with older building in San Francisco? Does anyone know?  Thank you

Appreciation investments are, usually, passive investments...

Cash flow investments are, usually, a full time job.....

If this is D property, there is a higher probability that tenants would stop paying rent...If that happens it would be a lot harder to sell...

So, I would likely hurry up and sell
