I am sympathetic to your situation, and here is what I would recommend..

DONT lower your rent in summer when the current lease is up, and let the tenant move out if he chooses to...Even though the overall rent in SF dropped 20%, those are mostly condo in tech heavy area... I suspect an in-law in Mission is impacted the same fashion.....

DONT invest OOS ever.......

Hello - Thank you in advance for your opinion and experience....

I came across this small commercial building with 8 small units, 600 sq ft each, along a major street... Gross rent at $177K, and asking price of $2.9M....What is your opinion and experience with this type of investment?

I have been tracking a PM in Phoenix because I have been wanting to try OOS AGAIN... Got burned in Phoenix back in 2006 buying SFH, but have been thinking about trying a diff strategy again...

Because of that, I have been watching this large PM, listings they post on their website.....I noticed that in the past 12 months, their listings are apparently getting much better, going from rough area properties to A-/B+ properties....

I wonder if even they got burned out dealing with rough neighborhood tenants....

sorry, did not intend to scare you, just sharing my experience honestly.... I was a OOS investor back in 2006... Needless to say, I got burned...

For yourself, give it 2-3 years, and you will figure out what OOS truly is...

@Susan Tan - the "sight unseen" part is fine, lots of people do that, a zoom walk thru is good enough.... the "OOS" part is scary..... I have yet to see any one being successful and happy doing OOS, if he/she has a full time job here in the Bay Area and depends on a PM to manage the property....But of course, every OOS investor seems to be super happy at the beginning, think he/she got a deal.....

Sorry to be asking a dumb question here, should landlord provide window curtains?

I am asking because I am got rid of some old blinds and put in new curtain rods... But now I am thinking who knows what future tenant likes? Should I provide curtains but then tenant comes in and dislike what I picked?

Sorry, I meant to say 72% of first month rent as the leasing commission - so she showed the place and got a tenant for me....I pay her $2916 for finding a tenant....

Except it is taking her 3 days (and counting) to write up a lease and get it over to the renter to sign... ugh

Ugh...OK, I think this is the last deal I will give to her... The unit is at $4050, so her commission is 72%, or $2916.....

All - I want to hear your opinion... Thank you in advance....

I have a PM that I have worked with for 10 years now... Every time I have a rental turn over, I asked for her help to fill the vacancy....

She is dependable and hard working, except I find her very in-efficient sometime...

For example, this time around, I have a unit up, someone came to see and agreed to rent it.... For 3 days after the person agreed to the price, my PM has NOT yet sent him the lease agreement to sign...Everytime I asked her when she was going to lease out, she had this excuse and that excuse...

What is a reasonable turn around time on this?
