You’re already in the right place! Look for contacts here in the Raleigh forum and reach out to others who invest in Durham. Different state, but I found my agent in the BP forums. Plenty of people on here who already have contacts most are willing to share. 

If it doesn't work here, start googling, or join Raleigh/Durham REI FB groups. Just start looking and reaching out, don't overthink it. Chances are it won't be perfect your first time anyway. Just go!

Hey Benjamin - doesn’t really seem like you have a specific question, but more so just need direction. I get how it can all be super overwhelming at first. If you’re interested in flipping, just start with the flipping and rehab discussion in the forum and read through some of the posts every day. You don’t need to actively participate or respond or start networking, just reading them will be beneficial. When something specific peaks your interest, Google it further or find a YouTube video on the topic. 

Find a book, audiobook, or podcast on flipping and see if you like those. Don’t overcomplicate it, that’s how you’ll get stuck. Good luck!

I think this is a great idea and would be really cool actually. Don’t know anyone who’s done it, but assuming you get awesome photos taken I don’t see why it wouldn’t book given it’d be a unique experience. Good luck!

Military discount, up to you. But unless they’ve provided proof it very well could be someone making it up to save a few bucks. I’d say no just to save yourself the hassle.  

Late checkout, no, especially if you’re going to have to block off a day because of it. The only time I approve a late checkout is if they ask the morning of and I have no one else booked that day. This also only works because on non-same flip days my housekeeper doesn’t come until later in the afternoon anyways. I’d double check it won’t mess up their schedule as well.

If you can, use an agent who works with a lot of investors. They should have lenders they recommend who have experience with 10% down. That’s how I found mine!
