NO. They are terribly slow to respond and hire the cheapest folks they can find. I manage 1200 SFH's and I have NEVER had a positive experience with them. We get this question all the time from owners and the answer remains the same, don't do it! As a PM company the HW companies never keep us in the loop. The owner most always has to get involved because they wont speak with the PM company. They always seem to find a reason NOT to cover something and communication is terrible. Sometimes they are unavoidable as new homes often come with them however I would never recommend one. Good luck and happy investing!

I would second Adult Protective services here and kudos to you for caring! Its so easy to view our homes as assets and forget the people aspect of things sometimes. Obviously you would want to non-renew but taking the extra step to ensure he is getting help is top notch. Good for you sir! The world needs more folks like you. Good luck!

This should be spelled out in your lease agreement. In my lease, this is listed as a tenant expense. However, as a courtesy if a tenant has any insect/bug issues within the first 30 days, we would take care of it for them. Take a look at a company called PestShare. You could use pest control as a profit center. Good luck and happy Investing!

I would recommend Buildium until you get your door count up. We switched from Appfolio to RentVine which has been the absolute best! Customer service is outstanding as well! Good luck and happy investing! :)

Thats a tough one! I had a cat hoarding situation many years ago! It was terrrrrrible, worst I have ever seen. Home had to be ripped down to the studs! No advice here, good luck on this!

Hi! Chiming in here. We do not disclose this information. The applicants agree to let the company vet/screen them. We have an obligation to keep that information confidential. We provide our owners with the screening criteria we use and that is it. Do not want to deal with any perceived Fair Housing issues. Good luck and happy investing!
