@Brandon Ribeiro Many states offer programs for 1st home buyer that help with the down payment as well closing cost. Often realtors and/or lenders can give you more info. But try google that may tell you what is available in your area. That may speed up the process for you.

@Mehgan Moore I was also looking at condos as a good investment, however I am a little concerned with the HOA fees going up and then been stuck with still coming out of pocket to pay HOA fees after the tenant has paid the mortgage.

@Michael Goldsmith I will look will check the change the number and looks at it again and the interest rate from from the 1st approval so I'm waiting on one more.

I have 40K for my 1st investment...I really would like to hear some opinions on what type of property you would invest in 1st! I would be investing out of town so house hacking is not an options.
