@Wayne Brooks Why wouldn't you have interest in seller financing? Still learning about this topic, so any explanation would be great.

I have a relative that inherited a 1 bed/1.5ba loft townhouse (currently vacant) and an additional property(current home) that I'm not interested in.(both completely paid off) She is 30 and pregnant and wants to put both homes on the market at the same time and sell them before her baby is born in DEC.  The townhouse is near a major hospital and has great bones. It needs minor updates from what I can tell and would be a great buy and hold. The house is currently a mess as far a junk because she didn't take care it. How do I convince her to seller finance the deal so that is works for both of us. I know that she will get hit hard with taxes if she sells them both and I know that she is awful with money and having consistent monthly income with a baby would be a huge benefit to her. What is the best way to get her to understand as well as my other cousin who will be helping her with the process.

@Mark Whittaker I just completed my 1st deal and it will be cash flowing about $500 a month...Personally, I don't think it's too late we just may have to work a but harder to find the best deals. Find wholesalers in areas that you are looking in or get an investor friendly agent and I think you will be fine! Good luck

After being a member of BP for 2 years and learning as much as I could, I finally took the leap! Purchased my 1st place in Baltimore...It was an estate sale that my realtor helped me locate. It was in excellent condition just needing some updates. I am in the process of getting it painted and pulling up the shag carpet. I already have renters lined up and ready to go. And I just put another offer in on a short sale, I know that may take a while but we will see.
