@Kevin OBrien My 1st property has great cash flow...thinking about it now, I think I could have gotten it a lil cheaper but I was anxious to get the deal done, but no regrets at all.

@Robert Delaney Am I missing something? Why would you purchase a property with negative cashflow? Are you planning to live in it and rent out rooms? What would be your end game?

@Hannah Lewis I think the cost for your repairs are too low. What about CapEX, are you planning to manage the property yourself?

@Musammath Khan, sorry to hear that. However, do not let that stop you. BP has all the information that you could possibly need to become a successful investor. I know it may seem overwhelming but the more you learn the more comfortable you will become. Just DO NOT GIVE UP!

@Steven Koch 1st Repairs and Capex numbers seem a little low to me, but why would you want a property that is only bringing you $22 a month. Are we missing something here?
