@Crystal C. this is beyond awesome! I was really smiling by the time that I got to the end of your post. Hard work and persistence pays off. I closed on my 1st property 3months ago and I'm completely hooked, been searching high and low for my next one every since. Best of luck to you moving forward!! :)

@Dan Weyers Congrats on your 1st purchase...If you aren't doing the work yourself, make sure you are on top of your contractors so they are not giving you outrageous cost on things that are inexpensive.

@Oscar Flores Because there are so many moving parts to REI and the goal is to make money not lose money. Learn about the city that you plan to invest in, learn how to estimate repairs, learn what it takes to be a landlord....The list goes on. As far as time, that depends on your flexibility. I read as much as I can and when I can't I try to listen to as many podcast as I can.

@Oscar Flores LEARN AS MUCH AS YOU CAN....AND NEVER STOP LEARNING! Get a job that will allow you to save some money and/or find a partner that will be willing to work with you.

@Mindy Templeton For me I would prefer to have the extra 500 to put towards another property...I would totally love to have properties without a mortgage but how long will you lose out on the cash flow trying to pay of 75K?
