I just got this under contract an hour ago.

I have pics and will have a website this afternoon for you to see.

Here are the details:

located off of 751, in Mulberry Cove

built in 1991, 1,936 sf, two story, 3&2, fenced yard, Large bedrooms, lot size of 3,498 sqft

Assessed value is 80,000.
Zestimate: $87,950
Rent estimates: zillow, $1,250 rentometer $977

Financing:
Cash for $27k includes assignment fee
Finance at $32 (incl assgn fee) with $12k down to pay off lien holder & have moving money
Seller said "We would leave things in our name till full payment is made (if we are financing)"

Condition of house
FROM SELLER "What needs done on the house is:
we put all new wiring for the entire house, as a result some sheetrock has been ripped out. Some painting in interior (only because I have kids that think drawing in walls is cool), It's not real bad, but you will want to do some painting (plus to cover the new sheetrock. We have one room to finish and all the electric is complete and we will close off the holes, if someone is purchasing.

The guest bathroom needs a toilet and flooring redone as the tile is all broken up. A bit more work needs done in there also.

There is no air conditioning unit. The ductwork is there, but the unit itself is gone.

There is four or five windows that need replaced and siding on the front. I think that's about it. Anything else you would want to do is going to be literal cosmetics (ie. the carpet could use replacing but with a shampoo, doesn't have to be...)

As far as outside goes, there is an extra hose hook up that needs fixed and the fencing needs redone. I know this sounds like a lot, but I honestly, don't think it's that bad. Considering the "run down" places I've looked at. This isn't that run down, just needs some love. :)

AND

"There is work to be done, but it does have great potential. The master bathroom just has a stand up shower/ toilet/ sink and has very little work. Just paint to be done, and a cabinet door. The other rooms are very minimal work also. mainly paint/ one closet door is down so it needs fixed... windows... all cosmetics.

Hi Natasha,
I found the best way to become comfortable talking with homeowners.sellers is to talk to a LOT of them in a short period of time.

The very best way---no kidding---is to do direct mailings to them regularly and you will get calls. I also email to CL fsbo listings every day----e v e r y day. I work in the lease option niche so my email is diff than you would use if you are wholesaling. Out of every 100-150 I get a yes they want to lease option their house.

Is it a lot of work??? Sure. But the carrot is huge and I love what I do.
You got to get----as they say----massive action happening.

It's scary and fun all at the same time.

Thanks George. I've listened to her on the Vena show and Joe McCall had a good interview with her.

I've searched the net to see if someone is selling a used one----you know how people buy courses and never follow through with them. If it's meant to be it'll show up. I'm such a marketing FREAK I just want to see what she's doing.

That's why I won't take on anyone free anymore.

And, in addition, if you want to be a top priority with a coach, you must pay him. Sure, there are guys who will give you free help. But, you won't be a top priority. And, as a student, you will want to be a top priority, and also to feel like one. If not, you'll begin to feel as if you're putting your coach out, and be wary of asking too many questions and taking up too much of his time.

When you pay him... none of this applies. You are buying 100% access to him... when you need it. It's a wise investment.

Great & TRUE Andrew. The Universe is give and take; the body needs to breathe in and breathe out. Same in biz.

Find someone we have researched and feel we can trust. Check it out and GO for it if it feels right.

Who can know the mind of the seller . . . or the buyer. It's something that sometimes we think we've figured out and then one like that shows up. We really are looking for the truly motivated ones.

1) Say, "Next"
2) Stay in contact with her every month or so---a note or phn call "just to check in". Like they say the profit is in the followup/follow through.

Brian,

I'm not a big buy-your-mentor person but do believe that having a step-by-step system is very helpful for keeping on track. I love studying here on BP but the challenge is to have all the pieces in one place.

I highly recommend Sean Terry. He gives away TONS of info on his podcast and has a great coaching program---much less than $500 mo.
Plus his students aren't locked into a long term contract.
