If the seller can sell these on his own you might not be able to, also if the seller is not motivated but "Will sell, for the right price" you might be barking up the wrong tree.

Either way, best to just level with them and explain your intentions and they are obviously in the business themselves. They will understand if you can add value you get paid, just agree on a rate or value and start selling. This is really a sit down with you and the seller, I would suggest half of what a realtor would charge in commissions.

This is so well said Tim. It is the heart of wholesaling. Find a motivated seller and add value.

I have worked with these kind of packages and the "sellers" of them and have come to the conclusion that I can make a lot more money with my "smaller" deals. The sellers of these are usually NOT motivated, are over priced and arrogant. Life is too short for that kind of nonsense.

I have a steady stream of deals closing every week that make me and all involved happy. I now have repeat sellers and referral from people I have worked with. It is so much fun!

What a great topic!

I'll take those low/no equity deals all day and night because I love to lease option them. I just did two in Canton Oh that I could have sold 3x each---now I'm marketing like crazy to find the houses for the remaining buyers.

I enjoy doing jv deals with other investors in other areas also. To me half the fun of it all is the partnership and winning together.

I am still doing wholesale joint ventures with other investors and having fun with that but I think it's a lot more work than the lease options.

My marketing is through CL and direct marketing

Just use the search feature here and enter Michigan. start connecting with people and following them---read what they are doing. Real investors don't usually have a lots of time to chat because they are working :>

Welcome to BP!! You have the best resource imaginable here in this forum.

There are no shortcuts for sure. I recently started out by studying everything of interest here---every minute I had I was reading and writing notes. Pretty soon a direction started to take form in front of me.

It used to be that you had to buy expensive courses just to get the basics. Now you can get the basics here; find people that are experienced that you might feel would be a good mentor.

BUT I advise people to check with other students of the one you might like to have as your coach. I've had many contact me about various "coaches" charging huge amounts of money. Some I can recommend wholeheartedly; others I say "RUN"!! from.

Take your time in deciding what niche appeals to you. You wouldn't rush through picking a girlfriend or wife or a career. This business becomes a way of life and if you catch the crei bug it will be something you enjoy doing as much as or more than anything else.

Monica, thank you for the referral to the title company in Colorado. I am handling a new sfr development---getting buyers on a cfd basis-- so I will need to talk to these people very soon.

Rents at about $1200 (per online sources)
