Hi Brian and welcome to BP, a great place to learn, make friends and improve your business.

As JT said the Beginner's Guide will lay a foundation for you to build on. You can also enter a topic in the search bar on the upper right and find tons to read.

No one can tell you what you should do because you have your plan and your lifestyle that you want to produce. You do have that written down, right? Getting very clear with what you want to make happen will set the stage for the answers to come.

It's exciting to see your enthusiasm.

It cracks me up when I hear of Memphis being saturated and not as great a place to invest anymore. I have to say, it makes me think that the people saying that have ulterior motives to influence people into other areas.

Memphis ROCKS! I have great properties coming in all the time and my buyers are super happy to grab them fast. It's all about doing your homework---just like anywhere else. It's about taking time to get to know the investors there and forming relationships with the ones you like.

If people are getting hurt there then I would guess they didn't price compare and adequately research the properties they bought. It's never wise to just JUMP in without sound due diligence.

Lots of good info here from everyone. I would add that it is good to sit down and start an investing journal. Start writing what your goals are---in detail, what you are learning, gems contributed to you from others. There will be lots of twists and turns in the road. The writing helps the head to stay clear so you don't drown in all those thoughts---what to do, what not to do, how to do etc.

Hi Winson,

Welcome to BP. If you use the search feature on the upper right of this site you can read tons on the yellow letter campaigns.

Generally speaking you do not put your website on your yellow letters because you want them to pick up the phone to call you. You do NOT want them to go check out your site and then not call. The purpose of the yellow letter is simplicity; you're just an ordinary guy buying houses. You want to talk to them asap while they are curious about the letter.

I always put my website on my biz cards.

That is a controversial topic here and anywhere you go. I took the course to be an agent and then decided I just didn't want to follow that path. But I do have 3 wonderful agents that work with us.

That, again, is a personal call. It will be very helpful to use the search feature here on BP and read (for hours) the fun debates and info on this topic.

Hi Chloe & welcome to BP!!!

This is the ultimate place of "tips and tricks" and resources!!

The answer to your question all depends on what you and your husband really want----what are your skill sets, goals, finances and life styles. If it was me I would want to hold it as a long term rental BUT I don't have the patience to be a landlady so I would put a great property manager into the mix.

If your family is needing money in-the-moment then you could fix it up nice and sell it. Being an older woman and suffering occasionally from the woulda-coulda-shoulda syndrome I would live frugally now to keep the rental. My husband then thought it was too risky and too much trouble. LOL now he wishes now he would have listened to the woman. (All in the category of things you wish you would have done that you KNEW to do).

Some of the financial wizards will probably chime in here to give their sound advice on the best way to set yourself up with this. I just wanted to give you a life perspective opinion. You are fortunate to have had a wonderful Grandma who left you her home. I'm sure she would be happy that you made good of it for now and for the future.
