I have never paid an application fee for private or hard money---and wouldn't.

As far as putting some of your money into the transaction and your income profile goes; put yourself in the shoes of the the lender. If it was you wouldn't you want to be as sure as possible that you would make money for your effort?

Good lenders are a valuable asset to investors. They want to make money just as we do---with as little risk as possible.

Hello Joaquin,

If you study here on BP about direct marketing the emphasis will be on continued mailings to your list. A list of only 64 is hardly a chance at success but, guess what, it can happen >>> with repeated mailings. Sometime it takes a year of monthly mailings.

I wouldn't call your results abysmal at all. 10 returned letters would be one phone call out of 54 that reached their target---that is actually good. You can try to find the people from the 10 returned also. (Do a search here on that in upper right corner).

The fact that there was no deal and you are new is normal. It takes lots of practice to be able to convert leads to an actual transaction. There is no overnight success in crei. It is a profession that takes practice like any other. You can do this : >

I would not try to reinvent the wheel. Follow those that lead Joaquin. Look up Sharon Vornholt here on BP, go to her blog and read and learn. She is the best in this niche I have found and is very kind in her generous educational contributions to newer investors.

wow Rick, Sean is WAY more than self promo and bs. He lays out the COMPLETE process of wholesaling step by step, from every angle. The rah rah he gives has it's purpose of revving people up to take action or to help thru the rough spots (and there are many when first getting started!)

I've heard of services that will post nationally and I am looking for more info about it. Many people from different areas of the USA are wanting to purchase in my markets so I want to reach more of them. Has anyone tried a true national posting service?

There are many that throw money away in the beginning of their crei business. It may be that you actually did learn something and you will discover what it is as you get in action and start doing the biz.

I agree with starting with wholesaling. I am surprised that you say you don't know anyone that has had success wholesaling. I just quit my job 2 months ago because of wholesaling : >

Study here and go do it. Ask questions and go do it. Read the beginners guide and go do it. If you really want it you will make it happen.

And as for the $15k I'd save it until you have more; I'd get a job doing anything and then work every extra minute on your crei biz.

Ben,

This is a good discussion with some good tips. I just want to say Good Job getting out there and talking to sellers. The ONLY way to learn what works and what doesn't is to DO IT!!

And you are . . . so you will learn. After hundreds of calls you'll get your groove. You will find what feels right and what is needed to get the deals. Don't get discouraged and don't ever give up. I still learn stuff. I'll get off the phone and say to myself wth??? Where did I go on that call?!?! lol

I think it's good you have some scripts and things to study for starters. And combined with input here and lots of practice you will succeed.
