What is your real vacancy rate? Do you go back and actually calculate it each year or just have a number in your head? I typically input 8% in the financial calculators before I purchase a property but some are better than others in real life....

@Pat L. Thanks Pat. That is awesome. Can you expand upon your comment about mileage being too high for lease. you can not deduct mileage on a lease, just the lease payments and actual fuel costs???
