I doubt this post is going to go over well. Of course no one here wants to see you take any more profit from an old lady. As a wholesaler it is very important to get the price right so you do not tie up anyones property needlessly. It is one of the biggest knocks we rightfully receive. With that being said if you are truly helping the lady and she can't go the traditional route to sell her house then I would just explain to her that you miscalculated the price you can pay and the absolute most you can pay is .....

I think mentors are an aspect in real estate that isn't as important these days. I never had a mentor and wholesale quite fine.. Maybe even better than if I had a mentor because I was forced to come up with some creative ways to solve some problems that I haven't seen talked about here on bigger pockets.. Google search and bigger pockets are my mentor and they are free.

Congrats! Sucks thinking you might have left money on the table though. Did you go on the  mls and see what they bought the property across the street for? Might give you a good idea on what they might have paid you if the properties are close to having the same characteristics. If you are brave enough to look :P

Great deal but I would have definitely made them submit an offer first.

Brian is correct in both of his choices. I would go with number 2. Besides you don't want to short yourself on how much you can make on a property. Why pre agree to 5k or so and then you find an amazing deal which you could have asked for a much higher wholesale fee?

I have found if I get a legit property in a good c class or up neighborhood that meets 1.5% then it is movable.
