Check out yellowletters.com. They have a lot of templates and suggestions on what you should say. I personally wouldn't use someone else's templates, but it is a good way to get an idea of what to say when you are first starting out. Just think about what point you want to get across to these buyers and then put it on paper. Make sure you have a good call to action at the end. Some quick line that makes them pick up the phone and actually call.

Your best bet would be to either get a lawyer to draw one up for you, or go to your local REI meet ups and see if you can get one from a local wholesaler.

Check out "Deals Deals Deals" which is a sub group through REIN that meets every other tuesday. They usually have some informative 1 hour lectures about a new topic then local wholesalers shop their latest deals to buyers!

Wagon Wheel has been my favorite so far. I have used a decent amount of them as well.
