Just bring it up to them in a friendly conversation. Simply say that you are starting your real estate investing career and let them know that if they ever decided to sell you would love to buy their home as a rental.

Hey Christian. As of now most areas near downtown Nashville are booming. East Nashville might be a little stagnant right now compared to the its recent boom but its still a very hot area. Berry Hill is an amazing rental area for now and the future. Also, with all the big businesses coming to Franklin I am about to start a marketing campaign around downtown franklin.

If its high end and nice you can get way more than 1,500 rent for a 3/3 in 12 south. I would ask closer to 2500 to 3k a month. Still not a great cash flow area, but 12th south is a bonafide A class area. 

If you build it out to sleep say around 10 people you could make a killing on Airbnb targeting bachelorette parties and such. I have a friend doing this and grossing a little over 6k a month.
