I had an orange juice stain that we couldn't get out. It covered it nicely and evenly. I guess the guy knew what he was doing

Since there is no lender involved, it looks to me as if 1101 is a mistake. Definitely always get owner's title insurance - 1103

I always do a search on some websites for their previous addresses. When I google the address, I often find a previous ad for rent by the owner or management company. I call them and don't rely on the ph# that's given. I also google the person and look for facebook profiles as well as google their name and 'mugshot' and my city. You'd be amazed what you can find.

Is the seller living in it? Is it vacant? A lot depends on how motivated he is? Does it have a mortgage? Why is he selling? Doe she need quick cash for something or does he just want to get rid of a headache? What's your end game? Rent? Rehab and Flip? Wholesale?

Looks like a zillow form, showing what the house has sold and listed for in the past and present. Look at zillow for this property and their sales history

Ok, they want you to assume the mortgage.

You need to check what the status is on the mortgage payments. If the daughter didn't pay rent, did the owner have enough money to keep the payments current? Maybe they're so far behind that they're about to foreclose or it'll take a chunk to catch up.

@Mike H , I suspect that those investors bought with adjustable rates, which started off cash-flowing nicely. They probably figured that they'd refinance or sell before the rates got too high. And when the market crashed they couldn't do either and the rates increased above profitability . Just guessing

Did you ask whether your inspector is specializing in historic homes? It can make a big difference.

Someone who's used to new building techniques might not be so versed in brick pier construction and might not realize that the cinder blocks in between are not supporting the structure. Yes, they should know it all, but unless you have someone really well versed in old homes, they might not know some of the things.

Also, many inspectors are called 'deal killers', because their job is to find things that are wrong with a particular property and they will point every little thing, whether it really is a problem or not.

Another thing to consider is that in 100-year old homes you don't see everything. Over the generations, many problems are deal with covering them up. You may have drop ceilings or sheetrock over original plaster or carpet over wood floors. An inspector will only inspect what is accessible. Subsequently, you will always have to expect hidden problems that nobody knew about when you bought. You can not have a firm budget, but have to have enough cash to cover the unexpected.

I've done major rehab on a dozen Victorians and Craftsman homes and I've learned new things on every one of them.

I have actually stained an off-white berber to a gray color to cover up a stain. Didn't cost much more than steam cleaning the carpet. They use the cleaning machine to distribute the color
