Yeah, it was an interesting post. Top destinations in WA are Forks and Gold Bar.

Forks gets 120 inches of rain a year. So you really want to be out in the wet to go hiking etc.

Gold Bar is nice but I never thought of it as a destination. It is on the way to Leavenworth.

My favorite is Jackson Hole, WY. The median home price is 2.7m bucks. That is a pretty serious point of entry. Cody is better at about 600k.

Hey @Jules Aton, is it a basic Honeywell or is it a smart thermostat?

It matters if you have a C wire to power the unit. @John Underwood is right about that T9. It is super nice. The only reason I don't use one is because I don't have a C wire so I had to go another direction.

She is an expert in that area @Clinton Davis. Reach out and see what she says.

Count me the 3rd. Too many chefs in the kitchen IMHO.

You will need an absolutely rock solid agreement with everything that @John Underwood said and maybe more.

With this many people having a stake, you need to spell out each and every little thing to make sure that everything is well understood.

WOOT! Nice @John Underwood.

We are in a similar situation right now. We are at 138% and will probably get a few more.

That is for June, July, Aug and Sept. :)

Quote from @Erin Spradlin:

Well, I certainly agree that a repeated falsehood can become "fact" to undiscerning readers.

That said, considering the latest tax bill just signed restores 100% bonus depreciation and did nothing to alter STR qualification for it, I think its secure for the time being.

Yeah, I am not really worried, especially now, but I just want to make sure people understand they aren't skirting the law or doing anything sneaky.

Quote from @James Carlson:

Oh my god. I know, I know. But saying "Reg. Section 1.469-1T(e)(3)(ii)(A)" -- yes, the actual tax code -- just isn't as sexy or well-known as the "STR loophole."

Maybe but a loophole is something that is not intended and usually considered shady.
I am wondering if the govt will decide it IS a loophole and not allow it any longer. Doesn't make sense but if you repeat a falsehood enough times, it can be come truth.

I don't always agree with the whole "Instagramable" stay thing.

The folks we cater to want to stay in a great place on the lake. The lake is the draw.

Having a great house with lots of amenities is the bonus. My 2 cents.

Hey @Kwanza P., so we allow 2 dogs up to 75 lbs.

No cats. Way too much trouble with cats. Plus they have a huge amount of allergens.

There is always liability when it comes to dogs so make sure your STR insurance has the coverage.

We charge $50 each.
