I am with @Collin Hays and @John Underwood. I know pretty much exactly what I am looking for and how to calculate everything.

A good agent is nice in an area you have no knowledge. Those little things that differ from area to area, or even block to block.

For example, we went through Sedona, which we had never been. It was a nice getaway and gave us a chance to check out a possible new area for us.

Sedona is wracked with restrictions, sometimes less than a few blocks away can be A-OK for STRs while 3 blocks away, they are banned.

Having an agent like @Martin D. who is an investor himself and is very knowledgeable about the Sedona area and knows every little detail about the restrictions AND the political climate that can drive the changes is very valuable.

So people go to school for interior design. My son has a minor in interior design to go with his architecture degree and construction management minor.

What you are saying is that you are ready to design someones property. Is that in your wheelhouse after furnishing your first property?

I did ours and I don't feel up to the task of designing someone else's and getting paid to do it.

Are you going to get a big warehouse and fill it up with many different types of furnishings for every kind of style? 

I guess you need to drill down a bit and figure out how much you are going to offer and the time it will take. Any of the things I mentioned are full time gigs, not a side hustle.

Maybe you are going to organize their deliveries and manage/do setup for new owners? Even that is a full time job IMHO.

Hey @Marc Shin, like others have said, no big deal.

Just make sure you get setup with service like any other hard system in your property.

Our house has a lift pump system. It has a tank with a pump that pumps in into a secondary tank that is party of the city system. No issues over the last 8 years.

So I always leave an honest review based on what my cleaner tells me. 

We actually got our first 4 star review in 8 years. Everything was great! They loved it!

They had to walk to our beach...ugh...4 stars.

It is clearly described in our listing there is a short walk to get to our beach even though it is in front of our house. We have no direct stair access down the hill. Still working on that after 5 years of working with the state.

They destroyed 6 towels/washcloths. 

Oh well. You can't win them all.
