Id absoolutly use an agent for your first deal, maybe your first three or four deals. its best to always admit that we dont know what we dont know. also theyll keep moving things along with the title company.
even if its off market, a realtor can represent you and add their commissionto the deal.
you wouldnt represent yourself in court, same idea here.

well if you want to represent people, you should consider a kelly williams or similar large brokerage. typically the more they take from your commision the more guidance and mentoring youll receive. I think everyone should start there.
if you are an investor, with a good portfolio & no interest in representing others a investor friendly broker is a good idea. probem is most of those brokers dont want to carry you unless they know you, because of the liability, and also they are providing you little to no support

dude, keep every property you can, unless its a dog or your Debt to income ratio is jacked up. time is very forgiving for single family houses, as long as the property isnt draggiing you down

houston has several "Submarkets". practically a ring of suburbs around the city as well. it'd be good to include your budget and what class properties youre looking for (A,B,C,D)
