I will be following this.  I hate to say this but I doubt you or the loan holder are covered.

Have they told the insurance company they do not live in the home?

That job has a fair amount of risk.  I doubt you will find a plumber willing to do it for less.

You should also look into the benefits from the State of Texas.  I think they are better than what other states offer veterans.

I think agree with everyone so far. 

1)  $100 fee for repairs might make them not call you about the small water leak.  That small water leak can end up breaking your foundation, damaging your neighbor's property, or just causing a black mold problem from hell.

2)  You sound scared.  If you are scared get a management company.

While I agree with @Russell Brazil in general, Texas contracts a generally written specifically to make sure it is clear that "time is of the essence".  I am not a lawyer but I have seen contracts from other states and I think the dates might be more set in stone in Texas.

I have been a Texas agent.  You are correct.  The "able" does require they were able to get financing.

My question is what about your listing agreement?  Has it also expired?

If you buy enough apartments you might notice that some landlords start letting maintenance calls go to voice mail as far before closing as possible.  Smaller complexes are much more likely to have this happen because they are less likely to have anyone on site.

Actually... it does indirectly takes into account cost of money.  Because past buyers would have had to consider cost of money when they made the purchases the Market Cap Rate is suppose to be based on.  The future cost of money is the major problem.

Also one way market elasticity will likely mean Cap Rates will lag behind Market Cap Rates as interest rates increase but much less so on interest rate decreases.

Of course, inaccuracy in valuation is a where a good percentage of the money is made in real estate.

Your future clients would appreciate it if you would at least google the terms before you say anything else.

You seem to know everything but for the other people...

Capitalization Rate is Net Operating Income / Price

Market Capitalization Rate is a consensus of what the market believes is an appropriate rate.

Both numbers are used to determine if a potential is good or not.

It is simple.  A deal with a Cap Rate higher than the Market Cap Rate is a better than average deal.  A deal with a Cap Rate below the Market Cap Rate is worse than average.

By the way, this system in general is an over simplification of the deal evaluation process.  As the original post suggested it does not appropriately evaluate the cost of money.
