Hi @Tony Ho - i just sent you a note. If it's an MLS deal that your friend found via realtor, then you could assign the contract to the buyer which would keep the buyer's realtor in place... or just ask the buyer to honor the agent that found the deal. If you wanted to wholesale via a back-to-back closing, then that would only apply to the purchase side closing, not necessarily to the resale side.

Let me know if you want me to check it out - I'm also open to new deals on island. :)

@Lawrence Lloyd paclob it's always better to have your funding lined up first but that shouldn't shop you from putting in an offer. However, hard money isn't cheap and you already said the deal is rather thin.

How about sharing the ARV, rehab and purchase price here and we can help you figure out whether to proceed?

Aloha, Lloyd. Welcome to BiggerPockets and the Hawaii scene. Lots to be done out in Waipahu. I'm wrapping up a flip in Royal Kunia tomorrow, but I entertain both upper and lower areas - actually the whole island and beyond, lol. Keep up with your education, attend local REIA meetings and take massive action. You'll do just fine :)

@Michael Mazzella is correct above. It just puts private lending in a more attractive spotlight to financially savvy folks or people just looking for options. I just locked up over half a million in private capital this week alone, with more on the way.

Welcome to BP, @Stephanie Wu :) I do a lot of flips on Oahu though I now live in San Diego. It's a great place to invest -- dig into the forums here, pick up the Getting Started guide, go to the monthly investor meetings and, most of all, don't get stuck in paralysis by analysis mode. Be sure to implement what you learn and you'll be way ahead of others.

Aloha @Duke Hartman. As with the others, welcome to BP. I do a fair amount of flipping on Oahu from afar as I've since moved to San Diego, where I do deals here and up in SF in @Sherwin Gonzales's area. I'll probably be back on island in the early spring at some point to walk my current projects.

The Oahu scene is great and looks to continue to get better through 2016. It can definitely take a while to build some momentum but keep at it - there are some great opportunities to be had and it only takes a deal or two to really grease the wheels.

I'll probably be on island in early March to monitor projects - I'll likely hit up one of the investor meetings if they coincide.

The market's still tight. I wrapped up a flip in Ewa Beach with new owners on 12/31. Buying or renting, people are moving quickly when the situation is right.
