Hi Kendra - welcome to the Oahu scene. I will say that you absolutely CAN wholesale deals without any of your own money (I've done it), although it helps to at least be able to put down a $500 earnest money deposit. In Hawaii, usually $1000 is the norm.

Right now I'm mainly flipping on island in all areas, currently in Hawaii Kai, Ewa Beach and Royal Kunia. I've seen a fair amount of fixers up your way in Wahiawa and deals can sometimes be found in nearby Mililani and North Shore.

Keep me in mind as a buyer if you come across anything and I'll be happy to help you connect the dots on the wholesale transaction - that's how I got started.

Hello. My partner and I, both veteran investors of many high-priced deals, are acquiring a large luxury deal in Las Vegas. Total acquisition and rehab about 3M. ARV appraisal of 4.5M, CMA shows likely higher, 5M+.

Open spot for 500-750k - open to various structures. Legit, liquid investors only - no daisy chains or wholesalers. We are open to wholesaling entire deal, though.

I don't think it's too difficult - it's all a matter of persistent marketing. Too many people send out one batch of direct mail letters, don't get a deal and give up. I'm a firm believer that marketing is 90% of the business, and the key to marketing is consistency.

Aloha @Kuan Yuan. Welcome to BP and the Hawaii investing scene. I no longer live on island but still maintain my business there and do multiple flips per year. I just bought a townhouse in Ewa last week and am starting renovation on a SFH there later this week. Hawaii's a great market to be in - best wishes on your ventures and stay in touch :)

Hi Sean. Welcome to BP and the Oahu investing scene. I no longer live in the islands, but I maintain my company there remotely and regularly flip properties. Kailua is a great area as is nearby Kaneohe, where I did a few house deals over the past year or so.

Welcome to BP and the Hawaii scene, @Ronnie Mark Diaz. It's a great place to invest -- one deal here can equal multiple deals in some markets, all with the same effort. I'm flipping in both Hawaii and California right now. This coming week I'm putting my Hawaii Kai townhouse on the market while picking up a new townhouse in Ewa Gentry. Keep up the education, stay involved in the forums and have the vision to see past temporary obstacles.

@Jasmine C. - I don't see a need to specialize in one area, per se, especially when wholesaling since you really want to cast a large net. Remember - it's a numbers game. However, the west side can definitely be lucrative. I'm picking up a townhouse in Ewa later this month that will be a very easy turnaround. Townhouses are nice because it's much easier to run apples to applies comparisons to get your ARV, and there are many townhouses in the Ewa-Kapolei-Makakilo area.

Aloha @Christie F. - thank you for the kind words :) Congratulations on the decision to become a real estate investor. It's been a very rewarding journey for me and I hope it will be for you as well. You're doing the right thing by getting 'out there', networking with others and seeing the big picture. Persistence and a positive attitude will be your best friends on this path. It doesn't happen overnight, but the most successful investors I know have had the long-game vision while putting together a real plan and sticking to it. Marketing is 90% of the business, in my opinion, so I'd focus on that.
