Having a good CRM system is key in wholesaling, as you can market all that you want, but if you don't have a good system to track them and follow up, you will lose a lot of good deals.

Hey Everybody!

When it comes to wholesaling, where is most of your time spent?  Talking to sellers?  Networking with buyers?  Or is it spent on manually running your business (mailing, lead management, property market analysis, sending contracts, marketing deals, etc.)?

For most of us (including myself) our time is spent on the manual processes in our business.  I grew tired of spending all of my time on that, and figured there had to be a better way!

Hey Tony!

I am reaching out to you because you are in search of a Duplex in LA.  Are you moving to LA and that's why you want to buy there?  I'm asking because I have an opportunity in Charlotte, NC, that would yield a similar cash flow as LA, with likely a lower purchase price.

If an out of state investment is what you're seeking, this area of Charlotte is the hottest area in Charlotte, hands down.  Charlotte as a whole is among the best markets in the country (high growth, high salaries, young demographic, etc.).

There is definitely a small learning curve up front with Podio as you get started with it.  However, once you overcome that it's a great CRM program.  Without GlobiFlow, though, it's way too manual and relatively useless.

There are many YouTube videos online to help you write the code in order to get Podio to do many things automatically for you.  From lead intake to mailing them a physical contract, it takes me one call and three clicks from my iPhone...that's it (contract mailed using a Zap between Zapier and Lob).  

I think that writing your own code helps as well, because you can understand how to fix small problems that you find as you go along, and you can tweak it to fit your work preferences.  These problems are bound to come up as you scale up your marketing.  Additionally, as your team builds, you can invite them all to your Podio workspace and easily/automatically outsource the work that comes in.

I don't have experience with the other CRMs, and if it is working for you then definitely stick with it!  However, Podio + GlobiFlow + Investor Carrot + Zapier + Lob gets my vote.

Great thread Shawn Loughman ! I am in a similar position, where I work full time as an engineer and am just getting into wholesaling now. I am about to launch my first direct mail campaign, but am worried that I will miss most of the calls due to my full time job keeping me so busy. I have a GV number which I have in all of my business info (websites, emails, letterhead, etc) but that is easily changeable. I was looking into PATLIVE as an option so I don't miss 90% of the calls, but after reading this thread I'm not so sure it will work with GV. I'll need to find an alternative. Have you ever looked into Vumber? That is also a VOIP service that is similar to GV (but costs money). They may give you the functionality you're looking for without the $20/mo for an additional phone line on your Verizon plan. Best of luck, Mike

@Teddy Smith are you sending typed letters to people, and just signing the bottom of the letter, or are you handwriting the whole letter?  I think if you are looking for a house to list (which you are as a broker) then absentee owner would be better response than high equity absentee owner.  As a wholesaler, I feel I should target the high equity absentees because I am looking for a below market price deal.  If they still owe a decent amount of money to the lender, then there is much less margin for negotiation because of that lien.  Do you agree?

@Steve Milford I like the idea of cold calling people, it would be much cheaper and could be more personalized.  How are you obtaining the phone numbers of the owners of the properties?

Hello BiggerPockets!

I have just started as a wholesaler a couple of months ago. I have been spending most of this time developing my websites, forming and branding my LLC, and networking with other investors in the area. With those basics now becoming more and more complete, I am eager to begin my first direct mail marketing campaign.

I have been reading many BP threads about postcards vs. yellow letters, and they each seem to have their own benefit.  PC will be cheaper and would allow me to "scrub" my list, whereas YL will likely have a higher response rate.  To begin, I have roughly 3,100 high equity, absentee owner leads that I want to begin a drip campaign with.  My initial thought was a swing campaign (1st Month = 1,550 PCs, 2nd Month = the other 1,550 PCs, 3rd Month = YL for the month 1 mailing list, etc.).  I would do that for 6 months, for a total of 9300 pieces of mail, touching each lead 3 times.

My question is - does anybody have any advice on a better way to contact this mailing list multiple times? I want the biggest bang for my buck, and while I recognize that there is no "one size fits all" method for wholesaling, the quotes I am getting from PostCardMania and other yellow letter companies are adding up to roughly $6K for 6 months (this includes printing, variable info, postage, and mailing). I fully understand that it takes money to make money, and $6K isn't the largest amount spent on a marketing budget, but I feel there is a more economical way to contact 3100 leads. I'm not sure only 3100 leads will give me a good ROI with this system.
