@Musa Elsir if their goal is to avoid probate I believe she can move the deed into a Trust. That way when she dies, the deed never needs transferred - her kids will just become the new executors of the trust and they can sell that interest to the developer. That should buy you some time. I’m sure I used some incorrect terminology - I definitely advise seeking counsel from a family estate planner; however, I know people use trusts & estates to maneuver around probate.

@Anthony Hollis I am a wholesaler in Charlotte and have done this a few times successfully. My contract states that I am allowed to market the property, including on the MLS.

When I market it on the MLS you need to select the option of "Seller Does Not Own Property." Additionally, you're going to need to do a double closing if you find a buyer that way. You're also still limited to cash buyers or buyers with private/hard money, as traditional banks won't touch deals like this with any kind of loan.

I am not sure what rules you need to follow since you have your brokers license, but I recommend finding out. I specifically didn’t get my brokers license for these reasons - if the seller finds out you listed it and they feel scammed, they can call the NC Realtors commission and report you. Not trying to scare you, just want you to be aware.

With having a license, best to be fully upfront with the seller on what you may be doing with the contract, before they even sign the contract.

I'm currently sitting at work reading this thread, that doesn't seem fair to my employer and is likely reason enough to quit.  This year my net income on my wholesaling business will exceed my W2, and I put 50 hrs per week into my full time job vs. 10-12 hours per week into my wholesaling business.  I am so hungry to take it full time, and scale my business.  I have all of the proper systems in place, a solid team, and have proven to myself that I am able to make my own money, even in a hot market where deals are more scarce.

Why not leave now?  Fear of losing lending power by forfeiting my W2?  Not being able to internationally travel for free anymore?  Benefits?

I believe everybody can find reasons for why to stay with what is secure.  I believe that if you follow your passion, and are good at doing what you love, you will truly be free (make a lot of money and also never "work" a day in your life).

Taking the plunge is not an easy thing to do and shouldn't be taken lightly, but I have never met 1 person in real estate who doesn't love what they do and the freedom they have - but nearly everybody I've met in the corporate world wants to get out...that should tell you something!

@Diana Duncan definitely check it out!  In terms of property management, I couldn't say as I don't use it for that.  However, for my business my favorite features that I've integrated into my system are:

1. The ability to send/receive contracts for eSignature at the click of a button (both P&S as well as assignment contracts)

2.  Automatic property information/recently sold comps

3.  CRM Drip campaigns (text and email)

4.  Integrating in my lead funnel (i.e. all my Vumber calls, and website submissions go directly into Podio for management)

These 4 things, along with some other built in automation that ties my system together, get me about 90% of the way to fully automated.

Podio, for sure!  Or some sort of advanced CRM system.  But the Podio workspace I have let's me manage everything from Lead in-take through closing all right from my phone.  I can work from anywhere pretty much.

Podio+Globiflow gets my vote!

EDIT:  Sorry, I totally missed that this is for "Rental Oriented" tools...mine is not a rental oriented tool, though I know of good CRMs for landlording as well, also built on Podio.
