@Collin Goodwin you're right, it can turn into a graveyard and many can overlap.  I have worked hard to make sure mine are very clean, unique, and useful, as I also sell my turn-key system commercially to other wholesalers.  It's awesome to see them scale their business and work much easier with the automation.

Man that is a tough question!  I have a ton of useful workflows, but I have 4 primary workflows that I would say I cannot work without.

1.  Automatically pulls property information for me in every lead

• Bedrooms
• Bathrooms
• sq ft
• lot size
• year built
• tax assessment value
• tax assessment year
• zestimate
• rental estimate
• Recently sold property comps for the property

2.  Automated drip campaigns (contacts the sellers automatically)

• Email and text message drip campaigns...totally customizable

3.  Creates, and sends 3 types of offers to the sellers for Esignature, or through USPS

• All Cash
• Subject To
• Owner Financing

4.  Sends the back end buyer contracts for Esignature

• Assignment With Fee shown
• Assignment without fee shown
• Double Closing

Picking 4 was hard...all of the workflows that transfers the information from one App to the next App is also incredibly useful, as I can't imagine inputting all of the information over and over.

Automation is KEY for being able to run your REI business efficiently, and in a manner that can scale. Using the Podio platform as a cloud based business platform, and tying in the external integration features as well as over 130 Globiflow Flows is what has enabled me to be successful at wholesaling while working a full time job as an engineer!

I can only imagine the success I'd have going full time with this powerful tool.

There are many automated REI systems on the market. BoomTown, InvestorFuse are just a couple of the big names. However, they carry a HUGE monthly fee that can really weigh you down.
