So I found a duplex around the corner that a for sale sign just popped up. I ran the numbers and value pencils out around $428k. I'm going to offer $350k and my broker wants me to get my loan approval first before he submits the offer. I would like to do an FHA 3.5% down but I'm worried it could take too long to get approval and I might loose the deal.
Thoughts please?

Don't make any offer until you know how much is owed on it. Maybe it's an REO and the seller is not disclosing it

Get a title report from a Title company. Any liens or mortgages would be recorded against the property and are public record

I agree with Minh Le, they are just going to try to sell you advanced coaching $$$. Instead, start reading as many real estate books as you can, listen to tons of real estate pod casts and then put the money into a deal instead

Ask the seller if he will owner finance. Maybe he is just tired of the management hassle. Once you buy it, it's your hassle not his and he just collects payments from you, not rent
